How we sell your home. Selling a home is a complicated and detailed process. We work for you, on a 100% success basis, to optimize the value obtained for your home and to sell it as quickly and efficiently as possible. The starting point is pricing the home right. This is where our experience starts. A well priced home should sell in most markets. While we understand you as a seller would like to get the most value for your home, market conditions ALWAYS prevail. And the market will dictate whether the pricing is right for the condition of the property and the current market economics.

Buyers are on the Internet….and so are we! According to the latest study by the National Association of Realtors, 90% of all buyers use the Internet to search for homes and in the 24-44 age group, 96% use the Internet to search for homes. The median age of the typical buyer is 39, and 47% of all buyers are first time buyers*. So Today’s buyer is a “young,” computer savvy shopper. Because of this, I market your home online.

The first step is your house goes into the Multiple Listing Service (MLS) so all area agents can see the listing online. The MLS listing has details like photos, virtual tours and marketing descriptions. Do not list your home with an agent that is not part of the MLS…you are wasting your time.

Next, we use FloorPlanOnline.com to create a virtual tour that really is The next best thing to being there! Their Interactive FloorPlan allows a buyer to virtually walk through your home anytime of the day or night. Not all agents use it because they are not willing to invest in the marketing dollars to get the job done right. I am…and it works! In fact, I have sold properties as a direct result of the FloorPlanOnline Tour. One couple bought a house only after seeing the tour, really studying the floorplan, and determining the floor plan layout could meet their family’s needs. The tour costs a little more, but it is worth it, and your listing deserves it. It comes with a floor plan, photos, a property video, flyer and social networking tools, like the ability for me and YOU to bookmark the tour to Facebook or Twitter. Now you can help in the selling process! It is a great tool and that is why I use FloorPlanOnline on all of my listings.

Other sites. Your listing also goes on the Reece and Nichols and the Cone Team websites, complete with the virtual tours. It also gets pulled into Realtor.com, which also has the virtual tour attached as a Featured Tour. 40%+ of all buyers use Realtor.com. It also gets distributed to many other sites to get maximum exposure on the Internet, such as Zillow, Trulia, etc. I even post each listing into my Facebook page, where I have a My Listings tab that shows my listings pulled from Realtor.com, so my social network can help sell your house too.

Annual Percentage Rate (APR): The total cost of your loan expressed as a percentage rate of interest. APR includes the loan’s interest rate and all costs associated with the loan such as closing costs and fees. The costs are amortized over the life of the loan.

Buyer Assistance: DPAs (Down Payment Assistance) or silent seconds are first-time buyer programs that enable the buyer to afford a higher priced house. Income restrictions and sometimes area restrictions are applicable. The money is available sporadically and it is usually administered on a city level.

Closing: The day when buyers and sellers sign the documents and exchange money for the title to the home. The agreements made in the sales agreement are finalized at closing.

Closing Costs: Costs of the purchase, separate from the down payment, associated with closing a property sale. Closing costs are typically grouped into two categories, non-recurring costs and recurring costs. Non-recurring costs are associated with the purchase of the property such as loan costs, title fees, escrow fees, taxes, home inspection fees, and recording fees. Recurring costs are paid at the close of escrow and also throughout the time you own the property. Interest, property taxes, homeowners insurance and mortgage insurance are recurring costs.

Down Payment: The amount paid by cash or trade-in toward the purchase price. Generally, lenders waive mortgage insurance (PMI) for down payments of 20% or more. However, there are several loan programs available for buyers with as little as zero down.

Earnest Money: The money the buyer gives the seller as an intention to buy the property. Earnest money is also known as a deposit.

First-Time Homebuyer: A buyer without a Schedule “A” interest deduction on their federal tax return is considered a first-time buyer. This definition only applies to a few lending programs that base their legal status on federal tax law.

Hazard Insurance: Lender required insurance that protects the property against loss due to fire or other natural disaster and usually covers the insured for liability. Also known as homeowner’s insurance.

Homeowner’s Association Dues: A fee paid by condominium owners that is used to pay expenses for maintenance on the outside of the dwelling as well as common areas such as pools, clubhouses, etc.

Interest Rate Cap: The total number of percentage points that an adjustable rate mortgage (ARM) might rise over the life of the loan.

PITI: The components of a monthly mortgage payment including principal, interest, taxes, and insurance. It is considered your total monthly housing expense, but does not include homeowner’s association dues.

Point: One point equals 1 percent. Points are paid to lower a mortgage interest rate. For example, if you obtain a loan for $100,000, you may have the option to pay 2 points to lower your interest rate from 8% to 7.5%. You’ll pay 2% of the sales price, equaling $2,000 up front, to secure the lower rate.

Principal: The amount owed on your loan not including interest.

Settlement Statement: A statement that details the monies paid out and received by the buyer and seller at closing.

Why does the agreement need to be exclusive?
It is a two way street. You commit to us and we commit to you. That creates a mutual trust!

Can I work with other agents too?
Not under an exclusive agency agreement. We’re confident you’ll be completely satisfied with our service and won’t feel the need to work with anyone else.

What happens if I am not happy with the job you are doing?
We work under a “Satisfaction Guaranteed” policy. If we are clearly not doing our job, we will resign as your agent.

Can you help me buy a FSBO house?
Absolutely, we do it all the time!

Who pays the Buyer’s Agent’s commission?
It is the seller who pays the commission in our market, but it can vary in other parts of the country.

I want to drive around and look at homes on my own, but I want the Cone Team to be my Buyer’s Agent. How do I protect my interests?
We prefer this not happen, however, we always ask that you inform the other agent that the Cone Team is your Buyer’s Agent and then ask if he will agree to protect us as your agent and work with us if you like the house.

What if I decide I want to buy a house a friend of mine told me about?
We will be pleased to represent your interests as your Buyer’s Agent and negotiate the purchase for you!

Why do you want the Buyer’s Agency Agreement to be for 180 days?
Because it may take a few weeks to find your dream house, then the closing is dependent on the seller’s agenda. It could be 180 days before your house purchase closes, especially if it is a new home.

How long does it take to get pre-approved?
The lenders we work with can usually get it done within a matter of hours after you have completed your application!

Can I get pre-approved if I have a bad credit history?
That depends. But we have had cases where buyers have had a bankruptcy over two years prior and they have been approved.

What should I not do after getting pre-approved?
DO NOT buy any high dollar items or apply for credit anywhere—it will drop your credit rating and could cause your loan approval to be voided!

How long does it take to find a house?
That usually depends on the buyer, but also depends on the law of supply and demand. The key is knowing exactly what your search criteria are, and if more than one person is involved, all buyers being “together” in the decision making process.
